Questions to Seller
 
Question: Is there a homeowner's association, and what are they fees? How often do they occur? Monthly, quarterly, semi-annual, annually?
Answer: Hello Rita: Yes there is a monthly HOA of $122 that can be found in the body of the property description. This community is a 24 hour guard gated/golf community
Question: Rita -- The listing said the winning buyer has 7 days right to inspect the house. So is the sale SUBJECT TO the inspection of the house, and if I don't like the house for any reason on inspection, the deal is off and my $1000 returned from the title company? Thanks. Joel
Answer: Joel that is correct. I also saw that you asked a similar question on another auction and the same stands. You have a right to a home inspection and based on that home inspection at your sole discretion you have the right to cancel the contract and your escrowed funds are returned to you.
Question: Since this is zoned for short term rentals, does that mean I couldn't purchase it and use it as my primary residence?
Answer: No you can use it as your primary residence that is how the home owners are using it now. But what short term zoning allows you to do is if you wanted to rent it to snow birds or on a weekly basis you could. So great investment to live in now and then hang onto and use for rental income. Otherwise in any other community that does not have this zoning the minimum lease time would be 7 months.

Terms
  1. To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  2. Buyers Agent commission of 2.5% is being offered
  3. All bids are placed in US Dollars.
  4. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  5. The bidding will be open and everyone will have access to the bid history during the auction.
  6. As the auction nears the ending time it will auto-extend until bidding is silent for 1 minute.
  7. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  8. The high bidder will be notified via email after the auction ends.
  9. Seller reserves the right to postpone or cancel this auction at any time for any reason and has final say as to whether or not to accept bid price and terms at close of auction.
  10. Sale is “as-is”, "where-is". Seller will not fix anything.
  11. Within 1 day of auction close, winning bidder will be asked to obtain loan pre-approval or show proof of funds and sign a sales contract at the winning bid amount and based on the terms described here.
  12. Closing will take place at seller's title company of choice within 30 days of signing the contract.
  13. Contract will be signed within 24 hours of winning auction, winning bidder will pay $1000 earnest money to be held at title company handling the closing.
  14. Should the home not appraise or buyer is not able to secure financing earnest money deposit will be returned to buyer
  15. Winning bidder may, at their option have a home inspection within 7 days of contract signing.
