Question: Is there a plan within the HOA to repair the tennis court near the home? If so, when?
Answer: I do not know if there is. The seller says the HOA had talked about making repairs to the tennis court but does not know the timeframe.
Question: Are the HOA dues of $353.00 monthly or annual?
Answer: Monthly
Question: Is there a minimum known amount that the bank will accept?
Answer: This is not a short sale or a bank owned property. This is a motivated seller with equity! There is a reserve on the property which once met will be disclosed right next to the current high bid where it currently reads reserve not met. There is NO waiting for an answer once the auction ends.
Question: What does the HOA do for the money?
Answer: HOA provides the swimming pools, tennis courts, gated security, landscaping maintenance including front and back water, flower beds, trash, insurance for common areas.
Question: Are the HOA dues $353 per month or for the year...
Answer: HOA dues are per month and include pools, tennis courts, security gates, front and back lawns, flower beds, landscape water, trash
Question: #1 I do not see where it says reserve not met on current bid? #2 How far is the closest pool?
Answer: Its right next to the current high bid at the top. The closest pool is about 50 yards away out the back door. Take a look on www.zillow.com for a view from above. The tennis court is close by also.

THIS AUCTION IS A RESERVE AUCTION.

Announcements and information, provided on the EPAX website will take precedence over printed material. THE PROPERTY IS SOLD "AS IS," WITH NO CONTINGINCIES AS IT RELATES TO FINANCING APPRAISAL OR INSPECTIONS AND ALL SALES ARE FINAL. THE SUCCESSFUL BIDDER ACKNOWLEDGES THAT THE AUCTIONEER AND THE SELLER HAVE MADE NO IMPLIED WARRANTY OR REPRESENTATION OF ANY TYPE AS TO THE PROPERTY AND THAT THE PROPERTY IS SOLD WITHOUT ANY WARRANTIES WHATSOEVER, EXPRESSED OR IMPLIED AND SPECIFICALLY THERE IS NO WARRANTY OR MERCHANTABILITY AND NO WARRANTY OF FITNESS FOR A PARTICULAR PURPOSE. Auctioneer reserves the right to withdraw any item before or during the auction. Registered bidders will be validated with a 30 day BLOCK of $2500.00 to a credit card. If the foregoing conditions or any other applicable conditions are not complied with, in addition to other remedies available to PACIFIC AUCTION EXCHANGE Power House Team Inc. and the Seller by law, including, without limitation, the right to hold the successful bidder liable for the bid price. PACIFIC AUCTION EXCHANGE, as its option may either (a) cancel the sale, retaining as liquidated damages all payments made by the successful bidder or (b) resell the property publicly or privately and in such event, the successful bidder shall be liable for payment of any deficiency plus all costs, including the holding costs of the property, the expense of both sales and PACIFIC AUCTION EXCHANGE COMMISSION (which is equal to the Buyer's Premium) and incidental damages. In any action to enforce and/or recover damages pursuant to this document PACIFIC AUCTION EXCHANGE shall be entitled to recover its attorney fees, expenses and all cost of suit incurred in such action.

BIDDER AGREES THAT ANY CONTROVERSY OR CLAIM ARISING OUT OF THIS AGREEMENT OR THE AUCTION OF SELLER'S PROPERTY SHALL BE SETTLED BY ARBITRATION AS SET FORTH IN THE AUCTION PURCHASE AGREEMENT.
