By placing a bid on this item, means that you have agreed on Terms and Conditions listed and intend to complete the sale.

To bid on item, you must be of legal age to enter into a contract (18 in most states, 21 in others). If you are in doubt about the legal age to enter into a contract in your state, please consult with competent legal counsel before bidding.

Seller reserves the right to postpone or cancel this auction at any time for any reason.

All Bids are placed in U. S. Dollars.

The bidding will be open and everyone will have access to the bid history during the auction.

If you are outbid by another bidder you will receive an email notice so you can return and increase your bid if you so desire.

As the auction nears ending time it will auto-extend until bidding is silent for 2 minutes.

If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.

The high bidder will be notified via email after the auction ends.

Payment: Winning bid is subject to seller approval and is “Due” within 36 hours of auction end to start closing process.

Winning Bid Payment is Non Refundable.

Closing: The closing of this transaction will be handled by Trademark Property Solutions, LLC, “No exceptions”.  This company is highly experienced with timeshare closings and has an “A” rating with the Better Business Bureau.

The closing process will be handled via email and the mail system, so you will not need to travel to purchase this for any reason.

A “Closing Fee” of $325 (domestic) $425 (Hawaii and International) includes; documentation preparation, transfer taxes, etc. will be added to the winning bid.

A posted “Resort Transfer Fee” will be added to the winning bid.

Winning bidder will be sent a purchase contract, escrow documents, and an invoice.

Closing payment is due in full, within 7 Days from the date the high bidder receives the purchase contract, escrow documents, and invoice.

If winning bidder does not respond to information within 7 days of contractual contact….next highest bidder will be given the opportunity to purchase.

All funds (closing costs and transfer fees) are held by Trademark Property Solutions, LLC.

Funds will be held in escrow until ownership has been transferred, ensuring the buyer 100% protection of ownership.

The average closing time (receipt of funds/paperwork to final documents sent to the resort) is 4-6 weeks. Some resorts require “Right of First Refusal” which can delay the closing 15-30 days. If the buyer purchases Title Insurance (when available) it will increase closing time 3-4 weeks, on average.
