Auction Instructions:

  1. The bidding will be open and everyone will have access to the bid history during the auction.
  2. When you place a bid, you enter the maximum amount you're willing to pay for the property. The seller and other bidders won't know your maximum bid amount.
  3. The system places bids on your behalf starting with the next bid increment for the property. It will bid as much as necessary to make sure that you remain the high bidder.
  4. If another bidder has placed the same bid before you or a higher maximum bid, the system will let you know that you've been outbid so that you can place another bid if you want. However, if no other bidder has a higher maximum bid at the end of the auction, you are the winner even if your bid doesn't go as high as your maximum bid. You could pay significantly less than your maximum price. This means you don't have to keep coming back to re-bid every time another bid is placed.
  5. You won't necessarily pay the amount of your maximum bid. The system will increase your bid on your behalf, using only as much of your bid as is necessary to maintain your high bid position. Your maximum bid is kept confidential (until it is exceeded by another bidder).
  6. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  7. As the auction nears the ending time, it will auto-extended 2 minutes at a time until the bidding stops.  This protects you from being outbid at the last second. 
  8. The high bidder will be notified via email after the auction ends.

  5. Within 24hours of auction close, winning bidder will need to sign off on our Purchase Agreement, and deliver the good faith deposit to the designated Title Agency.
  6. Good Faith Deposit Amount - 1% of the final bid price.
  7. Cash buyer's will receive a discount of $6,000.00 deducted from the final bid price, and will be expected to close within 10 days of signing the Purchase Agreement.
  8. Mortgage buyers will have to show, within 3 days of winning the bid, that he/she/they are pre-approved from their bank to cover the final bid price amount, and will be granted up to 60 days to close.
  9. Closing will take place at a Title Agency designated by seller.
