  4. St. Louis Association of Realtors - Special Sale Contract (Form #2043) will be used with winning bidder (see attached example).
  5. Buyers Agent commission of 2% is being offered.  Buyer's Agents MUST click (Buyers Agent Registration) button on auction to qualify.
  6. Proof of funds or lender pre-approval letter is required prior to signing contract. 
  7. All bids are placed in US Dollars.
  8. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  9. The bidding will be open and everyone will have access to the bid history during the auction.
  10. As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.
  11. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  12. The high bidder will be notified via email after the auction ends.
  13. Seller reserves the right to postpone or cancel this auction at any time for any reason.
  14. Within 24 hours of the auction ending, winning bidder will be required to sign a Special Sale Contract (Form #2043) at the winning bid amount, provide an earnest money check of $1000 payable to title company handling the closing and close on or before March 18th, 2016.
  15. Buyer will pay for title examination and insurance.
