Question: Has there been any bidding to this point??
Answer: No. Auction has been postponed, and will begin this coming Thursday 10/8/20 @ 6 PM
Question: How do we bid. Are we sent a link? Do I need to register my client?
Answer: Yes you can register you client prior to the auction, or they can register when the Auction begins.
Question: Can a mortgage be an option or cash bids only?
Answer: Yes, FHA, VA, Conventional, you name it. :)
Question: We inspected property yesterday but were not able to access garage to inspect. What do you suggest?
Answer: I notified the seller, and the garage door opener should now be there.

    This fee is added to the winning bid amount and is paid by the Buyer. High Bid + Buyer Premium = Selling Price.
  2. To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  3. While auction is "active", all bids MUST be placed online.  Written offers will not be accepted.
  4. Winning bid is subject to seller approval.
  5. Buyers Agent commission of 3% is being offered.
  6. All bids are placed in US Dollars.
  7. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  8. The bidding will be open and everyone will have access to the bid history during the auction.
  9. As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.
  10. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  11. The high bidder will be notified via email after the auction ends.
  12. Seller reserves the right to postpone or cancel this auction at any time for any reason.
  13. Sale is “as-is”, "where-is". Seller will not fix anything.
  14. Buyer WAIVES inspections and relies upon the condition of the Property based upon Buyer's own examination prior to the start of the auction.
  15. Within 18 hours of auction close, winning bidder will be asked to obtain loan pre-approval or show proof of funds and sign a sales contract at the winning bid amount and based on the terms described here.
  16. Closing will take place at seller's chosen title company within 30 days of signing the contract.
  17. When contract is signed, winning bidder will pay $1,000 earnest money to be held by the listing brokerage.
  18. To place a bid on this auction, you MUST provide a valid credit card which will be Pre-Authorized (not charged) in the amount of $500.  If the winning bidder fails to sign the sales contract and submit the required earnest money deposit within 18 hours of auction close, they will be charged a $500 non-refundable default fee.
  19. Winning bidder may, at their option and expense order a title examination and insurance.
  20. Seller will include the following personal property in the sale: Negotiable
